Gone are the old worries about snow and leaf removal, gutter cleaning, lawn care or other outdoor property maintenance. Our expert staff sees to it that your home’s exterior is well looked after, as part of your affordable monthly fee.

A Power Pack of Amenities

​ Your fee also entitles you to unlimited use of a power pack of the finest amenities available on Cape Cod. A large outside pool area, with a hot tub and grill area, as well as a year-round indoor pool, are open to you and your visiting family to enjoy. There is a lovely Clubhouse and a challenging nine-hole golf course, yours to use, with resident fees only for cart rental; no membership fees required.​ There are an abundance of leagues for all levels of players, run by a resident-led Golf Committee.

The list of other sports and activities available on site at no charge is long and enticing: tennis, pickleball, shuffleboard, bocce, billiards and hiking trails around the property and down to our own little pond, home to native wildlife, turtles, swans and the like. ​

The 32,000 square foot Village Center is the heart and soul of Southport. Here is where the community comes together for fun and diversion (and of course to pick up the mail!). All day, the place is buzzing with club and committee meetings, mahjong and card games, lectures, book clubs, coffee hours and well-attended exercise classes. Woodworkers, brewers, gardeners, quilters and artists meet regularly to hone their crafts and learn from one another. At night, the lovely ballroom shines with events, concerts and every imaginable type of theme party, where disc jockeys and live bands get toes to tapping and Southporters strutting their stuff on the dance floor. ​

This is country club living at an affordable price that leaves enough “jingle” in your jeans for all those travel and other retirement “extras” you’ve always promised yourself.

A Community Built by its Residents
Volunteers run the show at Southport. It’s a great place to put your skills to the test. Have a flair for leadership? An elected Board of Governors tackles planning and day-to-day decision-making for the condo association. ​ Like to write? Join one of the communications teams that publish the resident website, monthly newsletter and a literary magazine. ​Like to organize? The Social Committee is always looking for people to suggest and run events like the charity Fashion Show, Halloween Ball, Kentucky Derby Party, Italian Night, Holiday Pot Luck Dinner and that queen of all Southport social events, the annual elegantly catered New Year’s Eve celebration. They also arrange a variety of trips off property—boat rides, dine-arounds, beach bonfires, as well as shopping, museum and theater trips to Boston, Providence and beyond. ​

Like to volunteer your time to the community at large? Southport is home to the most generous and creative volunteers on Cape Cod. We are located within walking distance of the Mashpee Middle and High School, and the Scholarship Committee raises thousands of dollars each year for Mashpee High School senior scholarships. The Mashpee Falcons volunteer countless hours to tutor and mentor students in all grades, and have received warm recognition from the town for their efforts. The Vye Larkin committee runs a yearly Giving Tree to benefit needy neighbors, resulting in a truly impressive array of gifts to make the holidays brighter, and our Veterans Committee conducts a toy drive for the children at nearby Joint Base Cape Cod. Others work on town and county committees or volunteer at their place of worship, and civic associations, such as the League of Women Voters and Habitat for Humanity.​
